El Cajon real estate prices are well below the average for the county. San Diego real estate prices, county-wide, are around $400,000; whereas, in El Cajon the average is closer to $200,000. The only snag is that there is little room for new developments within the city limits, unless they replace existing ones.
The San Diego real estate market prizes the coastline above all else. Ocean-front properties can garner over one million dollars more than a similar property inland. Properties with an ocean view-be it through a hole in a fence or from miles away in the foothills-can generate prices up to several hundred thousand dollars more than a similar property without.
El Cajon real estate property values are likely to rise as the city runs completely out of land for development and southern Californias population continues to grow. San Diego gains new residents every year from Los Angeles and Orange counties, as well as from other states and countries. With the military installations in San Diego, too, prices could skyrocket.
